In general, one ton will sufficiently cool 400 square feet of space. So, if you have a 2000 square-foot home, you likely need a five-ton AC unit. But square footage isn't the only factor that determines AC tonnage requirements.
The 1.7X rule
This rule of thumb states that the MAX heating capacity required for your comfort cooling application is 1.7 x the cooling load. For example, if the cooling required is 30 tons (360,000 btus), then the MAX heating capacity required would be 612,000 btus (1.7 x 360,000).

Use these guidelines to find the appropriate BTU/hour rating. You need approximately 6,000 BTUs to cool an area under 300 square feet, 10,000 BTUs for 301 to 549 sqft., 16,000 BTUs for 550 to 999 sqft., 22,000 BTUs for 1,000 to 1,199 sqft., 30,000 BTUs for 1,500 to 1,999 sqft.
Is a 3-ton air conditioner enough for my house? Apart from the capacity of the air conditioner, you also need to account for things like your climate, house size, and existing insulation. In general, a 3-ton air conditioner will work well in an area of around 1,200 square feet.
1,201 to 1,500 square feet homes should use 2.5 tons. If your home size is higher than the number above but is less not more than 1,800 square feet, you can go for a three-ton A/C.
The typical 2,000-square-foot home will need a central AC unit that is around 3 tons or 36,000 BTU. The larger an AC system is, the more it will cost.
What happens if an air conditioner is too large?
Air conditioners that are too big consume more energy, endure more wear and tear, and simply don't work as well or as long as an appropriately sized unit. This can cause higher utility bills, more repairs, and discomfort in your home.
Know Before Purchase! Since an undersized AC will struggle to cool your room, it's always better to oversize an AC, meaning getting a more powerful AC than needed. It's simply because undersized AC will run longer cycles, and will probably fail to cool your room adequately.
Undersized Air Conditioner
An undersized AC will still work but not to the degree you want it to cool your house. Even though it works tirelessly, it will fail to deliver the right comfortable temperature. It means that you must keep it on all the time, yet the house will never feel cool enough.
Usually, the rule is based on the amount of conditioned floor area, and contractors in many areas generally use the rule of 1 ton of air conditioning capacity for each 400 to 600 square feet of floor area. The rule is usually specified in square feet per ton (sq. ft./ton).
